From the early 1800s Penrose Dock has been a prominent site in Cork with a wealth of history. Originally built in 1824, Penrose was serving as the base for ships coming and going from Cork, the site then became home to the terminus for the first railway tunnel in Ireland.

Penrose Dock comprises of two grade A office buildings (over 250,000sq ft), designed to Gold LEED standard.

Penrose Dock is perfectly tailored for the future workplace and provides its occupants an unsurpassed professional and personal quality of life. Site works began in October 2018 and were completed in November 2020.

Our Solution

The SikaProof® A-12 membrane was chosen by MMOS and JCD Group, as it proved highly successful in previous projects due to its superior waterproofing and radon performance. The flexibility and speed of installation of SikaProof membranes made it an ideal solution for main contractor P.J. Hegarty & Sons.

The main contractor was also impressed with Sika's Approved Installer, DPM Ireland Ltd, and the attention to detail and experienced advice they brought to the project. Contracts Manager, Fergus O’Rourke commented that P.J. Hegarty & Sons were very pleased with the dry basement that was achieved.   

In addition, Sika admixture ViscoCrete® Strike was also used by precast supplier Concast for five independent precast access cores, with stair and lift access provided by cores servicing 11 floors including two basement levels. Generous floor to ceiling heights within the office accommodation required access cores to reach heights up to 45m.

Main contractor P.J. Hegarty & Sons appointed International Finishing LTD and Shane Kelly Flooring as the flooring contractors at the newly built office development. The new two storey basement car park were built to facilitate easy access to the building and ensure the safety and security for occupants.

Sikafloor® Multidur EB-14 was the system chosen which is an epoxy, slip resistant coloured system. This system is mainly used on projects such as car parks, production, cleanroom areas and storage areas, as it provides safe slip resistant surface in dry and wet conditions.

During the project, time became a critical issue so Sika solution was to use the new Sikafloor® MultiDur EB-19 system, a slip resistant broadcast, coloured, fast curing epoxy floor coating system. The main advantages of this system are:

  • Blushing resistance
  • UV Stability
  • Low VOC
  • Low odour


As part of Sikafloor® MultiDur EB-19 system, the recently launched Sikafloor®-2640 was used as a top coat providing a hard wearing, seamless, low maintenance and slip resistance gloss finish when broardcasted.  

Project Requirements

Waterproofing basement slab, lift shafts and capping beams.

9,000m2 trafficable coating for 2-storey basement car park.

5,000 linear metres of SikaHyflex®-250 Facade and Sika® Primer-3 N were supplied for the joint sealing of the facade.
